Remortgaging in Knutsford: Equity, LTV and Your Next Mortgage Deal

Sep 27
10 min read

If you own a home in Knutsford and your current mortgage deal is approaching its end, it is worth reviewing your position before simply allowing the mortgage to continue onto your lender's Standard Variable Rate.

Your property may be worth considerably more or less than when you bought it.

You may have paid down a significant proportion of the mortgage, increased your income, become self-employed, started a company or changed your longer-term plans.

All of those things can affect what the next mortgage should look like.

Hi, I’m Oliver. I’m a mortgage broker based nearby in Sale, helping Knutsford homeowners and people across Cheshire review their mortgages and understand the options available.

Whether you simply want another mortgage deal, want to borrow more or are thinking about changing the mortgage term, this guide explains some of the main things worth considering.

What Is Remortgaging?

A remortgage normally means replacing your existing mortgage with a new mortgage from another lender while remaining in the same property.

Your existing lender is repaid and the new mortgage takes its place.

There is another option.

You may be able to remain with your current lender and move onto another mortgage product.

That is usually called a product transfer.

MoneyHelper distinguishes between remortgaging to a different lender and taking another deal from the existing lender through a product transfer.

Neither route is automatically better.

The aim is to compare them properly.

When Should You Start Reviewing Your Mortgage?

I would not wait until the existing deal has already expired.

MoneyHelper recommends starting to shop around around six months before a fixed or discounted deal comes to an end.

Starting early gives us time to look at:

  • Current mortgage balance.

  • Existing rate.

  • Deal-end date.

  • Early repayment charges.

  • Current property value.

  • Loan-to-value.

  • Existing lender options.

  • Alternative lenders.

  • Whether your circumstances have changed.

You do not necessarily need to complete a new mortgage six months early.

It simply gives you time to prepare.

What Happens if You Do Nothing?

When a fixed or introductory mortgage deal ends, you will normally move onto the lender's Standard Variable Rate, or SVR, unless another arrangement is made.

MoneyHelper says an SVR is usually higher than a lender's other mortgage products and can change over time.

That is why letting a fixed mortgage simply expire without reviewing the available options can be expensive.

Knutsford Property Values and Remortgaging

Current Rightmove sold-price data puts Knutsford's overall average at approximately £551,224 over the last year.

Detached homes averaged approximately £783,133, terraces around £435,624, and semi-detached homes around £418,981.

Those are broad historical averages, not valuations of individual homes.

For your mortgage, the important figure is the value of your particular Knutsford property.

That matters because it affects something called loan-to-value.

What Is Loan-to-Value?

Loan-to-value — LTV — compares the amount you owe on your mortgage with the value of your property.

Imagine:

Property value: £600,000

Mortgage: £300,000

Your mortgage represents: 50% of the property's value

So you are at approximately: 50% LTV

MoneyHelper explains that your LTV can reduce as you repay the mortgage and can also fall if the value of the property increases. Lower LTVs can potentially provide access to more competitive mortgage products.

A Knutsford Remortgage Example

Suppose you originally bought for: £450,000 with a mortgage of: £405,000

That meant you started at: 90% LTV

Several years later, your mortgage has fallen to: £370,000

Suppose the property is now valued at: £525,000

Your approximate LTV is: 70.5%

That is a very different mortgage position from when you first bought.

It does not automatically mean your new rate will be lower because the wider mortgage market also changes.

But your LTV can affect the deals available.

What If Your Property Has Increased Significantly in Value?

Imagine you bought a Knutsford home for: £500,000

Your current mortgage is: £350,000

You believe the property is now worth: £650,000

If the lender agrees with that valuation, the mortgage represents approximately:

54% LTV

That could place you in a different product range.

However, online estimates and estate-agent valuations are not necessarily the figure your mortgage lender will use.

The lender's own valuation matters.

What If You've Improved the Property?

Perhaps you have:

  • Extended the kitchen.

  • Added another bedroom.

  • Converted the loft.

  • Renovated throughout.

  • Added a home office.

  • Improved energy efficiency.

Those improvements may affect the property's value.

But spending £100,000 does not automatically increase its value by £100,000.

If the home has changed significantly since the previous mortgage, mention that when we review the likely valuation.

Product Transfer or Remortgage?

A product transfer can sometimes be straightforward.

You remain with your existing lender and choose another available mortgage product.

A remortgage means applying to another lender.

The new lender may assess:

  • Income.

  • Expenditure.

  • Credit commitments.

  • Property value.

  • Mortgage term.

  • Loan-to-value.

The existing lender may ultimately be the best option.

But it is worth comparing.

Don't Look Only at the Interest Rate

MoneyHelper provides a useful example showing how a mortgage with the lowest headline interest rate can actually cost more once a product fee is included.

That is particularly relevant on Knutsford mortgage balances that may be relatively large.

We need to consider:

  • Interest rate.

  • Monthly payment.

  • Product fee.

  • Deal length.

  • Legal costs.

  • Valuation costs.

  • Cashback or incentives.

  • Total cost over the deal period.

The lowest advertised rate is not automatically the cheapest option.

Remortgage Fees

MoneyHelper says changing mortgage can involve costs of £1,000 or more, with possible mortgage exit fees and early repayment charges in addition. Product fees can commonly run into four figures.

Some remortgage deals may include legal work, valuation or cashback incentives.

Those need to be incorporated into the overall comparison.

Can You Remortgage Early?

Potentially.

But an early repayment charge may apply.

MoneyHelper says you can remortgage before the existing deal ends, but fees and ERCs can make switching less worthwhile.

Imagine:

Mortgage balance: £450,000

ERC: 2%

Potential cost: £9,000

That is substantial.

A new mortgage would need to provide enough benefit to justify that cost.

If the ERC disappears in another three months, waiting could be more sensible.

The calculation depends on the numbers.

Larger Knutsford Mortgage Balances

Knutsford's higher property values mean some homeowners will naturally carry relatively large mortgages.

For example:

Property value: £800,000

Mortgage remaining: £500,000

Even a fairly small difference in the mortgage rate can have a meaningful effect when applied to a £500,000 balance.

But product fees and flexibility still matter.

The best comparison is based on the total mortgage cost, not simply the percentage rate.

What If Your Income Has Increased?

Suppose you earned: £50,000 when you originally bought.

You now earn: £80,000

If you are changing lender, borrowing more or shortening the mortgage term, that increase in income could help.

But your expenditure may also have changed.

Perhaps you now have:

  • Children.

  • Childcare.

  • Car finance.

  • Personal loans.

  • Larger household commitments.

A new lender assesses your current circumstances, not the circumstances you had when you originally bought.

Bonus and Commission Income

Perhaps your earnings now look like:

Basic salary: £70,000

Bonus: £30,000

If you remain with the existing lender on a straightforward product transfer, the income assessment may potentially be different from making a fresh application elsewhere.

If you remortgage to a new lender, the way it treats that £30,000 bonus can therefore matter.

Different lenders can use variable income differently.

Remortgaging as a Company Director

Perhaps you were employed when you bought the property but now run your own limited company.

You may receive:

  • Salary.

  • Dividends.

  • Salary and dividends.

  • Income from a profitable business where money is retained in the company.

Different lenders can assess that structure differently.

You are not automatically tied to your existing lender simply because you have become self-employed.

Read my Company Director & Self-Employed Mortgages in Knutsford guide for more

detail.

Remortgaging as a Sole Trader or Contractor

The same applies if you are now a sole trader, contractor, consultant or freelancer.

A new lender will generally want suitable evidence of the income you receive.

The number of years you have been trading and how consistent your income has been can influence the available options.

Your existing lender's product transfer can also be included in the comparison.

When a Product Transfer Can Be Particularly Useful

There are situations where staying with your existing lender deserves serious consideration.

For example:

  • Your circumstances have changed.

  • You do not need additional borrowing.

  • The existing lender has a competitive rate.

  • The costs of moving lender outweigh the benefit.

MoneyHelper notes that an existing lender may sometimes offer a product transfer without a new affordability assessment where there is no increase in borrowing, although individual circumstances and lender processes vary.

That does not automatically make the product transfer cheaper.

It simply makes it another route worth comparing.

Can You Borrow More When Remortgaging?

Potentially.

You may want additional money for:

  • Extension.

  • Loft conversion.

  • New kitchen.

  • Major refurbishment.

  • Other home improvements.

  • Another financial purpose.

The lender will normally assess both affordability and the new loan-to-value.

Having £300,000 of equity does not automatically mean you can simply borrow £300,000 more.

Example: Raising Money for Improvements

Imagine:

Knutsford property value: £700,000

Current mortgage: £300,000

Additional borrowing required: £100,000

New mortgage: £400,000

Approximate LTV: 57%

That may look comfortable from a loan-to-value perspective.

But the lender still needs to establish whether you can afford a £400,000 mortgage.

Improve or Move?

Some Knutsford homeowners may reach a point where they need more space but do not necessarily want to leave the area.

You could compare remortgaging or borrowing more to improve the existing home with selling and moving to another property

Both have costs.

Moving can involve estate-agent fees, legal costs, removals and property tax.

Improving can involve substantial building costs and a larger mortgage.

The mortgage side is only one part of that decision, but it is useful to understand the borrowing before deciding.

Debt Consolidation

Some homeowners consider increasing mortgage borrowing to repay credit cards or personal loans.

This requires caution.

Moving unsecured borrowing onto your mortgage may reduce the monthly payment because the debt is spread over a longer period.

But it can also:

  • Increase the total interest paid.

  • Turn unsecured borrowing into debt secured against your home.

MoneyHelper specifically advises caution when using a remortgage for debt consolidation.

Should You Shorten the Mortgage Term?

Perhaps your household income has improved and you now want to clear the mortgage more quickly.

You might currently have 22 years remaining and decide to take the new mortgage over 15 years.

The monthly payment would normally increase, but the mortgage could be repaid sooner.

That can reduce the period over which interest is charged.

Or Extend the Term?

You might instead want to reduce the monthly payment.

A longer mortgage term can achieve that.

But stretching the mortgage over more years generally increases the total interest paid.

MoneyHelper illustrates how increasing a mortgage term can substantially increase total interest costs, even with the same interest rate.

The term should therefore be chosen deliberately.

What If You Plan to Move Soon?

Suppose you are considering moving from Knutsford within another year or two.

Perhaps your next move could be towards Wilmslow, Alderley Edge or elsewhere in Cheshire.

That should influence which mortgage you choose now.

A long fixed-rate mortgage with substantial ERCs could reduce future flexibility.

Some mortgages are portable, but porting remains subject to the lender approving the

new application and property.

Knutsford to Wilmslow

We've already built a strong connection between these areas through the Moving From Wilmslow to Knutsford guide.

The same relationship can work in reverse.

If you think another move is realistically likely within your next mortgage deal, tell me before selecting a new product.

That way portability and ERCs can form part of the decision.

What If the Lender Values Your Home Lower Than Expected?

Imagine you think your Knutsford property is worth: £700,000

Your mortgage is: £420,000

Expected LTV: 60%

But the lender values the home at: £650,000

Actual LTV becomes approximately: 65%

That can potentially change the mortgage products available.

Online valuations are useful starting points, but the lender valuation is the figure that matters for its mortgage calculation.

What About Negative Equity?

Negative equity means owing more on the mortgage than the property is worth.

It can make moving to another lender more difficult because a new lender will usually

lend against the current property value.

MoneyHelper notes that people in negative equity may have fewer remortgage options but can still speak to their existing lender about a product transfer.

Review Your Protection Too

Your mortgage may not be the only thing that has changed.

Since buying, you may have:

  • Had children.

  • Increased your income.

  • Changed careers.

  • Become self-employed.

  • Increased the mortgage.

  • Changed your household finances.

Your existing protection may therefore need reviewing.

Depending on your circumstances, that could include:

  • Life insurance.

  • Critical illness cover.

  • Income protection.

My Protection page covers these areas in more detail.

Common Knutsford Remortgage Mistakes

Waiting Until the Deal Has Already Ended

Start the review earlier — potentially around six months beforehand.

Automatically Staying With Your Current Lender

It may be the right choice, but compare it.

Automatically Switching Lender

Changing provider is not inherently better either.

Choosing the Lowest Headline Rate

Fees can alter the real cost.

Ignoring Early Repayment Charges

A lower rate does not necessarily compensate for a large ERC.

Assuming Your Property Value

The lender may value it differently.

Borrowing More Because You Have Equity

Additional borrowing still needs to be affordable.

Extending the Mortgage Without Looking at the Long-Term Cost

Lower monthly payments can mean higher total interest.

Forgetting That You May Move Again

Your future plans should influence the mortgage you choose today.

Knutsford Remortgage FAQs

When should I start looking at my next mortgage?

MoneyHelper suggests beginning your review around six months before your current

fixed or discounted deal ends.

What happens when my current fixed rate ends?

Unless you arrange another deal, you will normally move onto your lender's Standard Variable Rate.

Do I need to change mortgage lender?

No. A product transfer with your existing lender may also be worth considering.

Can I remortgage as a company director?

Potentially. Different lenders can assess company-director income differently.

Can I remortgage if I've become self-employed?

Potentially, subject to suitable income evidence and affordability.

Can I borrow more when I remortgage?

Potentially, subject to lender criteria, property value, LTV and affordability.

Does my Knutsford property value affect the mortgage?

Yes. Property value helps determine your loan-to-value, which can affect the products available.

Can I remortgage before the fixed rate ends?

Potentially, but an early repayment charge may apply.

Is the lowest interest rate automatically the cheapest deal?

No. Product fees and other costs can make a slightly higher-rate mortgage cheaper overall.

Should I remortgage if I'm moving soon?

It depends. Consider early repayment charges, flexibility and portability before choosing another product.

How I Can Help

If your Knutsford mortgage deal is approaching its end, we can review where you are now before deciding what to do next.

That means looking at:

  • Existing mortgage balance.

  • Current rate.

  • Deal-end date.

  • Early repayment charge.

  • Property value.

  • Loan-to-value.

  • Product-transfer options.

  • Alternative mortgage lenders.

  • Current income.

  • Self-employed or company-director income.

  • Additional borrowing.

  • Mortgage term.

  • Future moving plans.

From there, I can help you compare staying with your existing lender against remortgaging elsewhere.

Is Your Knutsford Mortgage Deal Coming to an End?

You do not need to wait until the final few weeks.

Starting earlier gives you time to understand the numbers and compare your options

properly.

Whether you simply want another fixed deal, want to borrow more, shorten the mortgage or your circumstances have changed significantly since you first bought, feel free to get in touch.
