A larger deposit reduces the loan-to-value.
For example, a £60,000 deposit on the same £300,000 property means borrowing £240,000, or 80% LTV.
That can potentially change the mortgage deals available.
Bigger Deposit or Buy Sooner?
There is no universal answer.
Imagine you already have a 5% deposit.
You could potentially buy subject to mortgage availability and affordability, but you wonder whether to wait until you have 10%.
Waiting could reduce the mortgage required and potentially improve your product choice.
But it also means remaining where you currently live while you continue saving.
During that period:
Property prices could change.
Mortgage rates could change.
Your income could change.
Your personal circumstances could change.
Nobody can guarantee whether waiting will leave you financially better off.
I would first establish what buying with your current deposit looks like.

A gifted deposit can often be accepted, but the lender and solicitor will normally want suitable evidence confirming where the money came from and that it is genuinely a gift rather than an undisclosed loan.

What Is an Agreement in Principle?
An Agreement in Principle gives an initial indication of how much a lender may be prepared to lend.

But once you are serious about buying, I would want your mortgage position to be reasonably clear.

A gifted deposit might require particular evidence.
A flat may have lease or service-charge considerations.
Your borrowing may be different from what an online calculator suggested.
