The wider Cheshire East figures help put this into context.
The Office for National Statistics reported that first-time buyers across Cheshire East paid an average of approximately £246,000 in June 2026, compared with an overall Cheshire East average of £303,000.
Homes bought with mortgages averaged approximately £309,000. The ONS cautions that local figures are provisional and short-term movements can be more volatile because they are based on fewer transactions.
Knutsford itself generally operates at a higher price point than Cheshire East as a whole.
Even so, this demonstrates why using the £551,000 overall Knutsford average as a first-time buyer benchmark would be misleading.
Work Out Your Budget Before Choosing the Property
This is probably the most useful first step.
Before you become emotionally attached to a particular property, I would want to establish:
Your available deposit.
Likely mortgage borrowing.
Existing financial commitments.
Comfortable monthly repayment.
Money you need to retain for buying costs.

But you are considering waiting until you have 10%.
A larger deposit could reduce the mortgage and potentially improve your mortgage options.
However, waiting also means:
Continuing to rent or live elsewhere.
Continuing to save.
Property prices potentially changing.
Mortgage rates potentially changing.
Your personal circumstances changing.
There is no way to guarantee what the market will look like a year from now.

Mortgage borrowing is not based solely on salary.
Lenders can consider your income alongside commitments such as:
Car finance.

Childcare.
Dependants.

They can also treat bonus, commission and self-employed income differently.
That means two people earning the same amount could receive different mortgage figures.
